Ground Breaks on Speculative Warehouse near Columbia, SC
Construction is underway on the largest speculative warehouse in the Columbia metropolitan area for Red Rock Developments, a commercial real estate development company.
The 498,000 square foot tilt-up structure is Calhoun County’s largest speculative distribution building and the first in the new Sandy Run Industrial Park. The building is expandable to 663,936 square feet. The Sandy Run industrial park is ±760 acres with complete utility infrastructure already in place. The building is a Class A cross-dock facility totaling 108 dock doors and provides convenient access to interstates I-26, I-20, I-77, and I-95.
The project is intended to meet the market’s demand for large, speculative space. Red Rock’s goal is to have the building fully leased before the project is complete with the hope of continuing to develop the Sandy Run Park.
Red Rock chose Miller Valentine because of its experience constructing large speculative projects, and the relationship developed through another successful project, Allied Air Enterprises.
