Miller Valentine Construction Breaks Ground on Largest Speculative Warehouse near Columbia, SC

Construction has commenced on Project Playa, just 5 months after the completion of Project Beach. Project Beach has held the title of largest speculative warehouse in the Columbia metropolitan area for half a year. Upon its completion, Project Playa will proudly seize the title, marking a testament to our commitment and partnership with Red Rock Developments, a top-class commercial real estate development company.

The 519,000 square foot tilt-up structure will be the Midland’s largest speculative distribution building and the second in the new Sandy Run Industrial Park. The building is expandable to 1,161,888 square feet. The Sandy Run industrial park is ±760 acres with complete utility infrastructure already in place. The building is a Class A cross-dock facility totaling 98 dock doors and provides convenient access to interstates I-26, I-20, I-77 and I-95.

The project is intended to meet the market’s demand for large, speculative space. Red Rock’s goal is to have the building fully leased before the project is complete with the hope of continuing to develop the Sandy Run Park.

Red Rock chose Miller Valentine because of its experience constructing large speculative projects, and the relationship developed through two preciously successful projects – Allied Air and Project Beach. Red Rock maintains a high standard for building quality, and they recognized Miller Valentine’s industrial and distribution construction expertise would be valuable assets to the success of the Project Playa project.

Miller Valentine expects to complete the project in the Fall of 2024.
