Construction on Modula Expansion Complete
When Modula, a leading manufacturer of automated storage solutions, decided on an expansion to its 242,000 SF manufacturing facility, the goal was clear: double production capacity, consolidate operations from multiple locations, and maintain uninterrupted production. Modula selected Miller Valentine Construction as its design-build partner to deliver an addition that seamlessly integrates with the existing facility.
Cost Saving Opportunities
Miller Valentine identified key cost-saving opportunities early in the project. The team worked with the County Plans Examiner to reclassify the building, eliminating fire-rating requirements tied to an assumption of hazardous materials. This change prevented a significant increase in construction costs and generated substantial savings.
The existing facility also had nearly three times the power capacity Modula required, creating unnecessary utility and maintenance expenses. Miller Valentine recommended consolidating the electrical system, allowing Modula to install new switchgear and a transformer at a lower cost while reducing long-term operating expenses.
Schedule
Schedule certainty remained critical throughout construction. Although snow and rain delayed the February 2025 groundbreaking and cost the project 23 days, the team achieved substantial completion more than a week ahead of schedule. With equipment arriving from Modula’s Maine facility and production ramp-up planned for mid-May 2026, every day mattered. Throughout the project, Modula maintained full operations without interruption.
Outcome
The expansion delivers exactly what Modula envisioned: a centralized, purpose-built U.S. manufacturing facility with room for future growth. The facility can now produce up to 1,600 vertical lift modules annually, positioning Modula to meet growing North American demand at a scale its previous footprint could not support.
