Miller Valentine Construction partnered with Red Rock Developments to construct a 400,000-square-foot, build-to-suit warehouse in Orangeburg County, South Carolina.  The structure is an expansion to an existing 600,000-square-foot industrial facility occupied by Allied Air Enterprises, an international manufacturer and distributor of HVAC equipment and solutions.

The project had an aggressive nine-month timeframe in order to facilitate an end-of-lease deadline for Allied Air and required innovative solutions to keep the schedule on track while also accommodating the early transfer of product from other Allied Air locations. For example, cement stabilization methods were used to remediate the site’s poor, wet soils, shaving weeks off the schedule. Concrete tilt-up wall panel construction allowed a tighter control over production, quality, and schedule. Close coordination with project partners, material suppliers, and city officials was needed to overcome the numerous supply chain delays which allowed Allied Air to begin transferring product into the new space and meet their operational deadlines.
