Miller Valentine Construction is pleased to be partnering with Heidelberg Distributing on a series of improvements at their Dayton location. Miller Valentine has a long-standing history with Heidelberg, completing numerous projects across Ohio (Cincinnati, Columbus, Cleveland, Toledo, Independence, and Dayton) facilities as well as at their Hebron, KY location. One of the most notable projects was the renovation and repurposing of 779,000 SF of space in the Old Cooper Tire building in Moraine, a previously vacant facility that allowed Heidelberg to consolidate other Dayton locations while substantially improving operational efficiencies.
As Heidelberg continues to grow, it has once again turned to Miller Valentine Construction for key improvements to support its expanding operations.
Heidelberg Dayton Trailer Parking
The Heidelberg Dayton Trailer Parking project is creating a dedicated lot to accommodate overflow truck trailers and party trailers. The expansion will provide 90 additional trailer parking spots, including electrical hookups in three islands specifically for party trailers. This project was prompted by the closure of Heidelberg’s Cincinnati distribution center in 2023 and the consolidation of those operations into Dayton. Construction involves paving, grading, curbs, lighting, and landscaping.
The project comes with unique challenges. The site’s history as an old GM dump required careful attention to avoid cutting into the containment cap below grade. Additionally, the presence of monitoring wells across the area necessitated the removal of one well and the raising of three others.
Once completed, the new trailer parking will streamline daily operations by relocating trailers from grassy areas into proper spaces. The consolidation with Cincinnati has already improved efficiency and enhanced customer service through a more centralized setup. Work is on track to finish by year-end, with minimal impact on regular operations.
Heidelberg Dayton CEW Expansion (201,000 SF)
Heidelberg Distributing is doubling the size of its Dayton CEW facility to accommodate growing operations and the addition of Eagle Supply, which the company recently acquired. The 201,000-square-foot expansion provides much-needed space to support increased product flow and operational efficiency.
When Heidelberg first moved into the facility, it handled roughly 4.5 million cases annually. Today, that number has grown to over 21 million cases, driving the need for additional capacity and improved logistics.
The project includes the installation of 16 new rooftop units (RTUs) to maintain a consistent temperature of 70 degrees year-round—an important factor for both product quality and employee comfort.
Construction is being carefully coordinated to keep Heidelberg’s operations running without interruption. Key challenges include replacing overhead doors and insulating walls while maintaining workflow and safety.
Heidelberg Dayton South Docks
To improve product flow and loading efficiency, Miller Valentine Construction is installing four new dock doors with levelers on the south end of Heidelberg’s Dayton facility. This enhancement will support the transport of kegs and other promotional storage items, reducing congestion in the main CEW area.
The new 4,400 SF dock configuration allows Heidelberg to manage loading and unloading separately from the main warehouse, improving efficiency and employee safety.
Because the docks are being installed at ground level, construction involves underpinning the existing foundations and shoring beam lines to safely create the new dock cutouts.
Once completed, the South Docks project will provide greater flexibility for product movement across the site and support Heidelberg’s continued growth in the Dayton market.
