Miller Valentine Construction has broken ground on a 12,900-square-foot retail center at the Shoppes of Kings Mills development along a busy and growing corridor in Deerfield Township, Ohio.

The steel-frame facility, which will feature a masonry veneer and glass storefront, is the second of three buildings planned for the site. Miller Valentine completed the first building, along with paving and infrastructure for all three buildings, in 2015.

It is also the fourth project completed for the project owner. Miller Valentine completed two state-of-the-art medical facilities for the owner’s medical practice in 2017 and 2018. This relationship is a prime example of the foundation of trust that Miller Valentine strives to build through transparency, collaboration, and certainty. For example:

  • All projects with the project owner have been open book, meaning all bids, estimates, and costs are visible to the owner. In addition, any cost savings are shared with the owner at project completion.
  • We worked with MSP Design on all four projects. We operate as a team to ensure the scope is airtight and all schedule and cost considerations are accounted for.
  • We completed all three of our previous projects on or before the scheduled completion date, enabling the owner and his team to meet their operational goals.

This relationship of trust creates more value for subsequent projects. For example, our team was able to get a jump start on material procurement by pricing the job in the fall of 2021 and ordering materials throughout the winter. The process presented the owner with an upfront cost. But it helped the project team avoid some of the supply-chain delays and pricing spikes that have snarled construction projects across the U.S.

“This speaks to the trust the owner has in our team,” said Dave Settles, Senior Project Manager. “Ordering materials as early as we did is a bit out of order for our normal process. However, it provided us with a workaround that will benefit the project and our client.”
